Red Bank, NJ – (Apr. 24, 2025) – First National Realty Partners (FNRP), a leading national private equity commercial real estate firm, is celebrating 10 years of growth and performance. Since its founding in 2015, FNRP has become a leading owner and operator of necessity-based retail properties, with a strong focus on grocery-anchored shopping centers. Its success is driven by a disciplined investment strategy and a fully integrated operating platform built to perform across market cycles.
As many sectors experienced volatility, FNRP’s focus on necessity-based retail assets has proven resilient, delivering performance through economic highs and lows. Strategic investment in high-traffic, suburban shopping centers has positioned the firm to capitalize on macro trends accelerated by the COVID-19 pandemic, including the resurgence of brick-and-mortar retail and heightened demand for convenient, local shopping experiences.
“Reflecting on the past ten years, the foundation of FNRP’s achievements is rooted in the dedication, expertise, and resilience of our incredible team,” said Jared Feldman, Executive Chairman at FNRP. “We have never taken a passive approach to challenging market environments — we have been proactive to adapt, execute, and identify new avenues for growth.”
From a Single Asset to a National Footprint
FNRP’s journey began in 2015, with a single acquisition in Newton, New Jersey. Building on early success, in 2018 the firm expanded strategically with its first grocery-anchored asset in Pennsylvania— which marked the beginning of a focused portfolio strategy that has been centered on necessity-based retail. Within a short period of time, FNRP surpassed $130 million in assets, demonstrating the firm’s ability to execute full investment cycles with successful property dispositions.
As FNRP’s portfolio grew, so did its operational capabilities. In 2018, the firm began bringing property management in-house, followed by the creation of a full in-house leasing team in 2021. This vertically integrated approach has allowed FNRP to enhance operational control and leasing performance. In 2022, the firm further strengthened its platform by launching an in-house construction team, enabling greater oversight and efficiency in the development and renovation of assets.
Since inception, FNRP has successfully acquired close to $2 billion of commercial real estate. Today FNRP operates a national portfolio of 12.5 million square feet that consists of over 60 properties in 26 states. Internal growth has mirrored this trajectory, with the team expanding to over 100 full-time real estate professionals to support its growing portfolio. Since 2022, FNRP’s commitment to excellence has yielded substantial results, which includes over $1 billion in new acquisitions and over 500,000 square feet of new leases executed during this timeframe, reinforcing the firm’s momentum and positioning it for continued long-term growth.
Operational Strength and Strategic Execution
Driving FNRP’s performance is its vertically integrated platform, FNRP360, which streamlines every stage of the investment lifecycle—from acquisition through disposition—enabling the firm to operate efficiently and effectively at scale. Combined with the firm’s Dragnet Acquisitions Model, which evaluates thousands of opportunities annually for strategic asset selection, FNRP continues to source high-quality assets and work to maximize performance across its portfolio.
Together, these systems have been essential to FNRP’s growth over the past decade, leading to:
“We’ve worked hard to build a scalable, data-driven platform for acquiring and optimizing retail assets,” said Michael Hazinski, Chief Investment Officer at FNRP. “Our commitment to strategic acquisition and proactive value enhancement is a long-term vision that continues to guide our path forward.”
FNRP’s strategic approach has earned industry recognition from prominent publications and organizations, including the Institute of Real Estate Management, Commercial Property Executive, GlobeSt.com, NJBiz, and CoStar, highlighting the firm’s innovation, leasing performance, and strategic investment expertise.
Looking Ahead
As FNRP enters its second decade, the firm is focused on further strengthening its leadership position in the retail real estate space. Key priorities include strategically expanding its portfolio, growing its investor network, leveraging technology to enhance operational efficiency, and continuing to invest in its talented and growing team.
Investor Relations remain a cornerstone of the firm’s approach, defined by transparency, proactive communication, and delivering an exceptional investor experience, which is supported by a dedicated team and a prominent investor portal designed to meet the needs of both new and seasoned investors.
“We are incredibly grateful for the trust our investors, tenants, and team members have placed in us over the past 10 years,” said Andrew DeNardo, President and Head of Investor Relations at FNRP. “To see all of this come together over the years has been truly special to watch and be a part of. We’re excited to continue building new relationships, but most importantly, we’re focused on enhancing the relationships with those who have supported us from the start.”
