Vice President of Leasing

Private Equity, Commercial Real Estate Company is searching for an experienced VP of Leasing- (Northwest) with a proven track record leasing retail shopping center space. This Leasing Director will be responsible for a portfolio of retail properties in the Northwest. The main focus will be identifying new tenants, negotiating lease parameters, lease analysis and ROI metrics and closing lease transactions. The VP of Leasing will have a developed network and strong market-wide tenant, broker and ownership relationships. Identifying potential tenants by performing market surveys, cold calling, attending ICSC events as well as developing marketing packages and materials for potential tenants. The position requires initiative, negotiating, detail , aggressiveness, relationship building skills, persistence, good team building skills, good verbal and written communication, strong moral character and confidence. Travel throughout the Northwest is required. An ideal candidate will have that “whatever it takes attitude” and be willing to roll up their sleeves to get the job done. The VP of Leasing will report to our EVP of Leasing.

Role responsibilities include but not limited to;

  • Source new tenants, negotiate lease parameters, analysis leads, letters of intent and close lease transactions working with in house legal counsel
  • Negotiate and complete lease renewals with National Anchor and Jr Anchor tenants
  • Establish tenant, industry and broker relationships
  • Perform market surveys and cold calls and aggressive canvassing
  • Develop market material for potential tenants
  • Thoroughly understand demographics, traffic patterns and market trends
  • Cultivate return on investment, net present value, payback periods and other financial ratios, percentages and measurements
  • Be knowledgeable of competing shopping centers and rental rates and markets
  • Be creative, understanding risk potentials; taking ownership
  • Travel throughout region

Skills and Qualifications

  • A Bachelor’s degree in business, finance, or related field required
  • Excellent communication skills, both verbal and written
  • 5 – 7 years sales experience in retail real estate and strong deal sheet
  • Self-starter, able to work with minimal direction in a high pressure environment and also as part of a team
  • Ability to understand a situation creatively, logically strategize alternatives and determine a course of action
  • Strong organizational skills, strong attention to detail and good time management skills
  • Strong mathematical aptitude
  • Leasing experience in small shop, Jr Anchor and Anchor leasing
